With Fannie Mae and Freddie Mac, the traditional financing entities, the maximum number of properties that can be financed is 10. For FHA and VA financers, you can have one at a time, though there are certain circumstances where you can have two. For conventional financing and investors who own several properties, the properties numbered one through six don’t really have any additional requirements beyond the traditional qualifying elements; for properties seven, eight, and nine, you have to put more money down.
